See what owning a property costs and what is left. Add the costs you know; purchase details and return tracking are optional.

Set up costs
- Open Finances at a property
Choose Finances between Rent and Files; on a phone, find it under More. With no costs recorded, setup asks whether you own the property unless you have already answered. Someone else shows a managed property, with no ownership costs or return tracked.
- Add the details you know
Continue through Mortgage, Tax & insurance and Investment. No mortgage and Skip leave each section optional. Purchase price is what you paid for the property; cash invested is your own money put into it, used to calculate return.
- Finish or leave it for later
Continue saves each step; Finish setup opens the page. Not now sets setup aside for this property, and Set up brings it back. Costs can also be edited in place; Details adds fields and paperwork on Finances, while More does this in the property’s Details panel. Edit on the mortgage opens the property’s Details at Costs.
Read net and return
- The figures below the heading show net this month, net for the selected year and annualized return. Net comes from rent received and deposits kept, less ownership costs, utilities and maintenance. The year breakdown explains how many months of costs count.
- The chart shows each counted month. Costs start from the recorded rent and purchase year, stop at the current month, and never count future months. A year with no counted months has no chart or return.
- Annualized return compares net with cash invested, scaling the counted months to a year. Add cash invested opens the property’s Costs. It is a rate implied by the records, not a forecast or appreciation in property value.
- Across All properties, net totals include owned properties with costs. Search narrows the property rows; heading figures, All properties total and exports still cover the portfolio. Properties needing costs are called out; Add costs opens the next one. Return includes only properties with known cash invested and counted months. Select a property row for its own Finances.
Open the related records
- Add optional Zillow and Redfin property links in Details, then open them from Overview or Finances. You can also record an estimated value with its source and as-of date. This is a manual reference: Roomline does not look up or refresh values, and it never changes purchase price, net or return.
- View files under Costs opens Files with Costs selected for this property. Cost files on All properties opens that category across every property. The filter stays in the address, so a copied link or browser Back keeps it.
- In the year breakdown, Rent in and Deposits kept open Rent, Utilities opens Overview, Maintenance opens Maintenance, and Ownership costs opens Details at Costs. These pages keep the same property; their own period controls apply.
- An attached paper badge opens its preview without leaving Finances. To attach or replace a paper, open Details on the matching Costs row. The Files guide explains how these private papers are listed.
- All properties above a property’s name returns to the portfolio. Browser Back returns to the page you came from.
Reports and exports
Choose a Year, then View report for the full year-end summary. Download CSV and Print use that same year and report. The portfolio CSV includes the properties’ yearly sheets. Figures and exports wait while bank payments load.
Keep it optional and private
Don’t need this? Turn off Finances from the property’s empty page, or switch it off in Settings › Tools. Its page, cost files and ownership figures disappear; nothing is deleted, and switching it on brings them back. Ownership costs and their papers never appear on a tenant or applicant page or in assistant records.
