Built from a familiar problem: rent in one place, room details in another, and too much time spent finding what you need.

I’m Michael.

I’m an Arizona real estate licensee and a software engineer. I started Roomline after seeing the work involved in my girlfriend’s room-based rental management.

We wanted a clear place to keep track of rent, rooms, and the people living in them. The apps we looked at had plenty of features, but getting to the information we needed often meant working through everything else first.

It started with the everyday work.

Managing a house by the room has its own rhythm. One person moves out while everyone else stays. Rent belongs to individual agreements. A shared bill belongs to the house. The details need to stay connected without becoming a pile of unrelated records.

My software background gave me a way to work on that problem. I wanted an interface where the organization made sense: open a property, find the room or person, and see the records that belong there.

What I want Roomline to get right

  • A clear starting point. See the rooms, rent, and upcoming work without searching through menus.
  • Records that belong together. Keep agreements, payments, files, and repairs with the relevant property and tenant.
  • Features when you need them. Start with the basics and use the additional tools when they help your work.

That is the reason behind the clean interface. I want the routine work to take less attention, so you can get on with managing the property.

About the guides

The Roomline blog focuses on preparing a room for rent and keeping a handover organized. Examples are labeled as examples; product screenshots use demo data. Stock photos are credited and do not represent properties we manage.

Legal references link to the original source and show when we checked it. The guides provide general information, not legal advice for a particular tenancy. My Arizona license does not make the rules the same in every state.

Roomline is rental-management software. Screening providers supply their own services and terms; landlords remain responsible for their rental decisions and obligations.
