Board and floor plan

The Board shows how records connect. The optional floor plan shows where rooms are.

Read the Board

Each card is one record: the property, units, bedrooms, people, parking and open tasks. A line joins two records.

The mark halfway along a line says what it is: round for a current agreement, square for parking, diamond for a person linked without an agreement, triangle for a task. Point at a line for a shortcut such as View agreement or Add an agreement. Select a card to open its details.

Connect and disconnect cards

  1. Drag from a connection point

    Point at a card to show the dots on its edges, then drag from one. Cards that can take the link light up.

  2. Drop on a highlighted card

    Release when the prompt says Drop to connect. Press Escape to stop.

  3. To remove a line, drag its end away

    Roomline asks Remove connection? Choose Remove connection. Both cards stay.

  • Room to unit puts the room in that unit. Room to property takes it out of any unit.
  • Person to room or property: an informal link, not an agreement, so the room doesn’t become Occupied. Point at the line and choose Add an agreement.
  • Person to parking assigns the space. Parking to property unassigns it.
  • Task to property, room or parking: sets where the work is.
  • Nothing else connects. Dragging an agreement line opens Agreement connection, where Edit agreement changes it.

Arrange the view

  • Drag cards to arrange them. Positions are saved in this browser.
  • Scroll to pan. Hold Ctrl or Cmd and scroll to zoom.
  • Fit board brings every card into view. Tidy the layout resets positions.
  • Compact cards shrinks the cards. Hide parking takes parking off the Board.
  • With several floors, the floor menu shows one floor or All floors.

Check rent from the Board

The round mark on an agreement line shows this month’s rent. Point at it for the state and amount, such as Part paid, $550 of $1,100. Select it to open the Rent panel, then choose Record beside a month in History to write down a payment.

Draw a floor plan

  1. Pick a floor

    Open Floor plan. Every property starts with a Ground floor. To add one, choose the plus beside the floor name, enter a Floor name and choose Add floor.

  2. Upload a reference, or use the grid

    Choose Upload floor plan, or drop a PNG, JPG, WebP or PDF on the canvas.

  3. Draw or place rooms

    Choose Rectangular room (R) and click two opposite corners, or drag. For other shapes, choose Room outline (P), click each corner, then Finish room. Rooms you added on the Board wait under Place on plan: choose Place, then draw.

  4. Set the scale if area matters

    Choose Calibrate scale (C), drag along a wall you’ve measured, enter Line length (feet) and choose Apply scale. Rooms then show an approximate area in sq ft.

Edit the plan

  • Click a room to open its card with Open on board, Edit details and Edit shape. Click it again to drag its corners. Drag a room to move it.
  • Draw wall (W), Draw parking (K) and Draw unit (U) work like Rectangular room.
  • Floor actions (⋯) holds Floor details, Auto-trace, Export SVG and Shortcuts. Auto-trace finds walls in an uploaded image; check the orange lines, then choose Add walls.
  • A notice such as 1 pair of rooms overlaps flags overlapping rooms and rooms outside their unit.

If something does not look right

A card is missing from the Board

Choose Fit board and set the floor menu to All floors. Parking returns with Show parking. A shared space has a card only in a unit or with an open task.

Area shows a dash or Set scale

The floor has no scale, or you replaced its image. Use Calibrate scale again.

Card positions reset after a refresh

If the Board warns that card positions won’t be saved, your browser is blocking storage for this site. Your records are not affected.
