I ran a rental for a week just by asking Claude

I hooked Claude and ChatGPT up to Roomline and ran a whole week at one house just by asking. Here’s what I typed, what worked, and what didn’t.

A Claude chat asking for the weekly check-in at Maple House beside Roomline’s rooms: Alex paid by Zelle, Jamie and Sam by bank, Marcus by check, Priya’s $730 late and Room 03 empty, with a drafted note to Priya waiting for a yes

I wanted to know if I could get through a week at a rental without opening Roomline at all. Just asking Claude or ChatGPT. Most weeks are small stuff anyway. Who paid, who messaged, can Alex get a cat. So I hooked it up and tried it on Maple House, our sample house with five rooms. Here’s each day, what I typed, and the parts that didn’t work. Nothing went to a tenant until I said yes.

Hook it up once, pick how much it can do, then just ask. It reads your houses and writes stuff for you, but nothing goes to a tenant until you say yes. It never touches money. It works on every Roomline plan.

Hook it up (2 minutes)

You need a Roomline account (any plan) and a Claude or ChatGPT account. In Roomline, go to Settings › AI assistants and pick yours. It gives you a link to copy and shows you where to paste it.

Then you log in to Roomline from inside Claude or ChatGPT and hit Allow. Took me under two minutes. Only catch: Claude needs a plan that lets you add connectors, and in ChatGPT you have to turn on Developer mode.

Once, about 2 minutesPaste one link, then sign in to Roomline.

Pick how much it can do

At first it could look at everything but couldn’t message tenants. Safe, but kind of useless, since answering tenants is the thing I wanted most. So now there are three options.

Everyday edits: it can add and fix rooms, tenants, bills and repairs, and save files. Also message tenants: same thing, plus it can message tenants once you say yes. Everything: it can also change rent records and settings. I’d use Everyday edits for a week and see how it writes before letting it message anyone.

Monday: who paid?

I start the week with one question, and it tells me what needs me first. Then two more I ask a lot: “Which rooms are empty?” gets “Room 03 is empty. Asking $765.” and “How much rent should come in this month?” gets “$3,470 for October. $2,740 is in, $730 to go.”

This month Alex paid $790 on Zelle, Jamie and Sam sent $1,100, and Marcus paid $850 by check. Priya’s $730 is late and Room 03 is still empty. One thing to know: it only knows someone paid if you marked it in Roomline. Forgot to log a Zelle? It’ll still say they owe.

Tuesday: answer tenants (even in Spanish)

Tenants message you from their Roomline page. I ask what’s waiting and it goes through them. Sam writes in Spanish, so it shows me his message in English too.

I answer in English and Roomline sends it to Sam in Spanish. I can’t read Spanish, so for anything about money or the lease I keep it short and simple.

Sam sent a photo of the sink too. It looked at it and said there’s water under the cabinet, so I called the plumber before even driving over.

It never sends anything by itself. It shows me exactly what it’ll say and who it’s going to, then waits. (This one needs Also message tenants.)

MensajesSam · Habitación 02

El lavabo del baño gotea otra vez. Te mandé una foto.

Gracias, Sam. Un plomero vendrá el jueves por la mañana. Por favor, deja una toalla debajo hasta entonces.

Any tenant messages waiting on me?

Sam, Room 02: “The bathroom sink is leaking again.” His photo shows water under the cabinet.

Thanks Sam. A plumber will come Thursday morning. Please keep a towel under it until then.

Wednesday: tell the whole house

The plumber could only come Thursday at 9, so the water’s off till noon. I wrote one note and all five tenants got it. Everyone gets their own copy, so if someone replies, it only comes to me.

If you need to tell someone you’re coming into their room, it can make that notice as a PDF and attach it too. It doesn’t know how much notice your city wants though, so check that yourself.

Your note

Water is off Thursday, 9am to noon, while the plumber fixes the Room 02 sink.

Thursday: a welcome letter

When someone moves in, I want them to have everything on one page. When rent’s due, how to pay, which utilities are theirs, how to ask for a repair. I used to type this out every single time.

Say Nina’s moving into Room 03 on December 3 for $765. It grabs her rent, due date, how she can pay and which utilities are in my name from Roomline. I read it, asked for one change, then it saved the PDF under her name and sent it when I said yes.

What doesn’t work yet: the PDF only does English, Spanish and languages with the same letters. For Chinese, Korean or Vietnamese it sends a message instead and Roomline translates it. I want to fix that, but the fix makes every PDF a lot bigger.

Hi Nina, welcome! Here’s everything for Room 03 on one page.

Friday: what does the lease say?

Leases are long and I never remember what’s where. Alex asked if he could get a cat. His lease is in Files, so it opened it and found the answer: clause 12, page 4. Not without my OK in writing.

It reads up to 40 pages. A scanned lease (basically a photo of paper) doesn’t work yet, and it’ll tell you instead of making something up. It tells you what your lease says, not what the law says, so I still read the clause myself. It can’t open applicants’ papers.

12. Pets. No animals may be kept in the Room or the House without the Landlord’s prior written consent.

End of the month: a report for the owner

If you manage a house for someone else, or just want a record, ask for the month on one page. It shows you a quick summary, then saves a PDF when you say yes. Took about a minute.

Only you can see it, and it leaves out tenants’ phone numbers and emails. Here’s October at Maple House.

Other stuff I ask it

Bills. Every house has four or five utility accounts and I used to keep them in a spreadsheet. Now I ask which bills haven’t come in yet and if any look high. Say the electric comes in at $410 when it’s usually $240: it flags it. Could be a leak, could be an estimate. Either way I’d want to know.

Empty rooms. It writes a listing for Room 03 from what Roomline already knows: the rent, what’s included, the room, the move-in date. I post it myself. It describes the place, never who should live there.

Charts. “Chart my electric and water bills by month” gets a chart right in the chat, plus a link that opens it on Analytics so I can keep it.

End of the month. I ask it to close out October: rent in, bank deposits that still need matching, bills I haven’t logged, and what each room brought in after the bills. It asks before it changes anything.

What it won’t do

I set these limits up first. A wrong message to a tenant is hard to take back. It helps, you decide.

  • Money: it never touches it. Tenants pay you the same way they do now.
  • Signing: it never signs anything.
  • Applicants: it doesn’t run background checks or pick who gets a room.
  • Messages: you see every word first, and nothing goes out until you OK it.
  • Reminders: Roomline doesn’t send rent reminders on its own. It can write one, and you decide if it goes.
  • Files: tenants only see a file if you send it or share it.

Common questions

What do I need?

A Roomline account on any plan and a Claude or ChatGPT account. Claude needs a plan that lets you add connectors. In ChatGPT, turn on Developer mode. Roomline has a 45-day free trial.

Does it text my tenants?

No. It messages them in Roomline after you say yes. They see it on their Roomline page and get an email in their language. Tenants pay nothing to use Roomline.

Can it see everything?

Yes. Once it’s hooked up it can see your houses, tenants, rent and messages, so only connect your own account. To cut it off, hit Disconnect in Settings › AI assistants.
